Located on a corner site between a major commercial artery leading towards the city centre and a tree-lined avenue framed by the Monumental Cemetery, the project responds to a highly sensitive urban condition, addressing the theme of urban repair. At the same time, it answers the client’s brief to create a building that combines architectural quality, liveability, comfort and energy efficiency, accommodating residential units and retail spaces designed for contemporary ways of living. The plot was originally occupied by a building facing Via Borgo Palazzo, which served as the residence of the owners of the small factory located along Viale Pirovano. Following the demolition of the existing volumes, the project recomposes them into a single compact block, based on a simple and functional corner solution that defines the urban frontage along both streets. The new volume establishes continuity with the historic fabric of the district along Via Borgo Palazzo, maintaining a regular rhythm of openings while introducing a distinct architectural language on the façades. The main street elevations, clad in sandblasted Istrian stone, are characterised by a subtle shifting of openings, visually unified by bakelised timber cladding. The intention is to introduce a double order — a feature present in several façades within the surrounding context — while also establishing a dialogue with the cypress trees, which become part of the compositional logic of the elevations. The exposed concrete plinth is set back from the upper volume, generating a new transitional space that protects and humanises this section of the scenographic route leading towards the Monumental Cemetery. The building accommodates 18 residential units of varying sizes, each provided with balconies or solariums, as well as four commercial units, an internal courtyard and underground parking.

Situated on the corner between a major commercial road leading to the city center and the tree-lined avenue with the Monumental Cemetery as its backdrop, the project explores the methods of urban regeneration in a highly sensitive location. At the same time, it responds to the client's request to construct a building that combines beauty, livability, comfort, and energy efficiency, with housing and shops for contemporary consumers looking to invest in durable goods. The lot originally housed a building facing Via Borgo Palazzo, the residence of the owners of the small factory located along Viale Pirovano. After demolishing the original volumes, we chose to recompose them into a single block, starting with a simple and functional corner solution, so as to define the facade facing the two sides. The block is a continuation of the historic buildings of the village along Via Borgo Palazzo, maintaining a uniformity of openings while introducing a different architectural language to the façades. The main street facades, clad in sandblasted Istrian stone, feature a play of shifting openings, complemented by the Bakelite wood cladding. The aim is to introduce a double order, as seen in some of the surrounding facades, while also establishing a dialogue with the cypress trees, which are part of the compositional logic of the elevations. The exposed concrete base is set back from the rest of the building, creating a new space that protects and humanizes the scenic route to the cemetery. The building houses 18 residential units of varying sizes, each with balconies or solariums, as well as 4 commercial units, an internal courtyard, and underground parking.
