Located on a corner site between a major commercial artery leading towards the city centre and along a tree-lined avenue leading towards the Monumental Cemetery, the project addresses the theme of urban repair within a highly sensitive context. It also responds to the client’s brief to create a building that combines architectural quality, liveability, comfort and energy efficiency, accommodating residential units and commercial spaces designed for a contemporary user oriented towards long-term investment. The volumes of the two demolished pre-existing buildings are recomposed into a single structure, defined by a simple and functional corner solution that establishes the urban frontage along both streets. In continuity with its context, the rhythm of openings reflects that of the surrounding historic facades, while introducing a contemporary language. The street facades, clad in sandblasted Istrian stone, are characterised by a subtle shifting of openings, visually recomposed through inserts in bakelised timber. The intention is to introduce a double order, in dialogue both with the composition of neighbouring facades and with the row of cypress trees, which becomes part of the overall compositional logic. The exposed concrete plinth, set back from the building line, creates a threshold space that humanises the scenographic route towards the cemetery at the scale of the pedestrian.
